Bells Constructions and Technologies Pty Ltd is currently managing a six year contract for Housing Tasmania, which includes providing maintenance associated with all rental properties for occupied and vacated premises. The contract covers all properties in the Southern Region portfolio and commenced in July 2007. Some 7000 properties are involved in the new contract, which will have an annual turnover of $12 million.

To ensure that the Client's requirements are delivered to a consistently high standard, a well developed project structure is properly implemented with a dedicated Team assigned. This Team provides Housing Tasmania with a focused single point of contact, ensuring a high level of effective direct communication on all facets of the contract, from providing input into the required maintenance through to final completion of each property.

The period of time for properties to be out of the rental market is kept to an absolute minimum, and a scheduling software package has been developed to ensure delivery times are communicated and adhered to. We achieved a seven day turnaround from the time of sign off to handover back into the Rental Portfolio,

Until June 2007, Bells Constructions and Technologies held a similar Housing Tasmania contract for the Northern Region and all of the Southern Region, excluding Bridgewater.  They also held the Landscape Maintenance Contract for the Northern Region over the same period. These contracts had a turnover of approximately $3 million per annum and were based on a schedule of rates.

During the course of the contract, the Company was engaged to undertake some $2.5 million value of minor building and design work generally involving new kitchens and bathrooms. This work was managed in house by our construction business unit with design work being undertaken by external consultants engaged by us.

The program involved an average of 1400 properties per annum.

Over this period of time, Housing Tasmania undertook compliance audit reports, with an average positive result of 98.96 per cent, and the best result being 99.8 per cent which was achieved three times in the vacates maintenance contracts.

Our Management process and ability to meet Housing Tasmania contract requirements have been recognised in awarding of the new Southern Region contract.
